Appraisal Types

We offer several types of appraisals. Below is a quick overview of our most requested appraisal reports. We can help you determine the best appraisal type for you.

Full Appraisal – Form 1004

Interior and exterior inspection by a licensed appraiser, UR-AR report form, subject property photos, comparable sales photos, flood map, building sketch with exterior dimensions and GLA, and a location map are utilized in the report.

Full Appraisal FHA – 1004

Performed by an approved FHA Roster appraiser. Interior and exterior inspection, subject property photos, comparable sales photos, flood map, building sketch with exterior dimensions and GLA, and a location map are utilized in the report.

Manufactured Home – 1004C

The 1004C form is used to communicate data and analysis of single-family manufactured home units. The appraisal report consists of interior and exterior inspection, subject and comparable photos, and everything else included in a full appraisal.

Exterior Only – Form 2055

An appraiser will complete an exterior inspection of the subject property from the street and then provide a limited report, including a completed FNMA 2055 form with subject and comparable photographs.

Land-Only

A land-only appraisal includes an inspection, subject photos, comparable photos, property legal description, neighborhood market data, thorough site information and a Market Data Analysis with three comparable sales.

Pre-Listing Desktop

This appraisal is completed on a smaller, easy-to-read, form. It can be used by realtors and homeowners to determine fair market value prior to listing or refinancing a home.
